Thoughts on DL Proprosed Amendments
Proposed Amendment #2 & Proposed Amendment #3
I've written a few specifications in my day (yes I truly am as old as dirt).
Usually I would not reference specific paragraph numbers in referenced documents unless I had overwhelming reason to do so.
This is primarily because you don't want to have to change your specification if that reference moves.
Plus if it does move, your reference would appear invalid.
Proposed Amendment #4
According to subsection (e), I'd say that 80% plus of the fences in the subdivision are prohibited.
Not only are vinyl fences used, but "privacy" fences. Most wood fences do not have 2" or greater space between members.
Our subdivision fence along Des Peres Rd is "prohibited" by these rules.
Proposed Amendment #5
Something that has troubled me since I was a trustee is the idea of the "lake fund".
It exists only on paper (if that) and is commingled with the general fund.
This makes accounting ... and accountability ... difficult if not impossible.
It is my nightmarish fear that someone in the future will use funds to build a dock or a party island on the lake.
If you think that is far fetched, one need only remember a couple of years back.
This is a very serious matter.
The lake needs to be maintained for one reason and one reason only:
To handle storm sewer water and protect the subdivision from flooding.
Even with Bill Gates' money:
It will never be a fisherman's paradise.
It will never be a recreational feature.
The lake needs to be kept as clean and simple and functional as possible.
Anything more is a liability.
Proposed Amendment #6
Generally, nothing to complain about here.
However, the terms of the trustees needs to be publicly available.
The year is 2026....we have a website....why isn't that information available there?
Proposed Amendment #8
When were the proposed amendments publicized for homeowner comments?
The
Feb 2 TEAMS meeting was a group chatting about the amendments without
having publicly published any information about what they were
discussing.
The amendments were later buried in the minutes from that meeting.
The year is 2026, we've had a web site for years. The amendments should have at least been published on our website and email notice sent ...before the Feb 2nd discussion.
Just my opinion, submitted very respectfully for your consideration.
